You'll review your concept together in a live virtual meeting. Then we refine the design through a collaborative proces so you are in the know every step of the way. 3D renderings or a video walkthrough and you'll see your home before a single board is cut.

Kickoff meeting
You fill out a short questionnaire, then meet your designer virtually to talk through your must-haves and your vision.
Concept design
Your designer drafts your floor plan and exterior elevations, and you walk through them together in a second virtual meeting.
Collaborative revisions
You mark up the drawings directly online: notes, sketches, questions. Your designer revises until it feels right, typically about three rounds.
You approve the design
Nothing moves forward until you sign off. This is your checkpoint.
Construction drawings
You review a draft set, then receive the final PDF construction drawing set for your builder and permit office.
Most projects take 6 to 12 weeks, depending on how quickly you review each phase.

Common Questions
How long does the design process take?
The typical range is 6 weeks to 20 weeks, with the average project taking 2-3 months. The process depends on how much time you would like to take to review drawings at each phase.
Will my house be designed or stamped by a licensed architect?
Each drawing set is designed by an experienced Architectural Designer and reviewed by a Licensed Architect. Your drawing set will be stamped by our Licensed Architect if you choose the Signature Package, or if you choose it as an add on. Available in Texas.
How many meetings are included? Are revisions included?
Our process includes two virtual meetings in which your designer will nail down the concept design. After the concept is created, there is a collaborative revision process to refine the design. You will be able to mark up your drawings and leave notes so that everyone is on the same page. You approve your design before moving to the construction drawings.
How much do custom design services cost?
Design firms in Texas charge anywhere from $1 to $10 per square foot. We offer two competitively-priced packages to work with your budget. Our pricing is based on your total covered square feet, and we calculate a custom quote tailored to your project. For a 3,000 SF residence, our fee range is $4.5K to $6.5K depending on the selected package.
What is not included that I will need for my project?
Items that you will need which are not included in our design services are:
-A Property Survey showing the boundaries of your site,
-Structural Engineering for a engineered Framing or Foundation Plan,
-Other Engineering such as Mechanical, Electrical, or Plumbing Engineering drawings.
The Construction Drawing Set:
Everything your builder needs.
You will receive a digital Construction Drawing set in PDF format and the license for a one time build on your site.
Shows boundaries of the foundation and dimensions of plumbing fixtures located in the foundation. This is not a structurally engineered foundation plan, but can be used by an engineer to create one.

Not included, so you can plan ahead: a property survey, structural engineering (foundation and framing), mechanical, electrical and plumbing engineering, permit submission and printed sets. Your design is delivered as PDFs, and your designer is still here to answer drawing questions during construction.
