You have scrolled through hundreds of floor plans. A few come close. One has the kitchen you want but the wrong garage. Another fits your budget but puts the primary bedroom right off the living room. Somewhere around plan number forty, you start wondering if you should just design your own.
That question stalls a lot of people for months. It does not need to.
The choice between a build-ready plan and a custom design comes down to five questions. Answer them honestly and the right path usually becomes obvious.
What You Get With Each Option
A build-ready plan is a home that has already been designed and drawn as a complete construction set. At Texas House Plans, build-ready plans run $1,000 to $4,000 and are delivered within 1 to 2 business days. If you need a few changes, customization is quoted per request and usually takes 5 to 7 business days.
A custom design starts with your lot and your list. You work with a designer through a concept design, a few rounds of review, and then the full construction drawings. At our studio, Texas House Plans, custom design is priced at $1.50 per covered square foot (Essential) or $2.00 per covered square foot (Signature, which adds renderings and an architect's stamp), with a typical timeline of 6 to 12 weeks depending on how quickly you review drawings.
Both end in the same place: a full set of drawings your builder can price and your permit office can review.
Question 1: How Many Changes Are on Your List?
Take your favorite plan and write down every change you would make. Be specific: wider garage, bigger pantry, move the laundry, add a fourth bedroom.
- Zero to three changes: a build-ready plan with customization is almost always the faster, cheaper path.
- Four to six changes: it depends on what they are. Moving a wall is simple. Moving the kitchen to the other side of the house is not.
- More than six, or changes that touch the whole layout: you are describing a different house. Custom design will get you there with less backtracking.
Question 2: Does Your Lot Have Something Unusual About It?
Flat, rectangular lots in a subdivision work well with build-ready plans. Lots with a slope, an odd shape, a creek, a great view to the back, or tight setbacks often do better with a design drawn around them.
If you are building on acreage outside Bryan-College Station or in the Hill Country, think about where the morning sun lands, where the drive comes in, and what you want to see from the back porch. A custom design can turn the house to fit all three. Our post How to Know If a House Plan Will Fit Your Lot walks through the setback math.
Question 3: What Is Your Timeline?
If your builder has a start date in the next couple of months, a build-ready plan keeps you on schedule. If you are still closing on land or lining up financing, you likely have time for a custom design, and that time is well spent.
Question 4: How Do the Design Costs Compare for Your Size?
Run the numbers for your own home. For a house with about 2,600 covered square feet, custom design at $1.50 per square foot comes to about $3,900. Many build-ready plans of a similar size fall in the $1,650 to $1,850 range.
The gap is real, but it is small next to the total cost of building. The bigger risk is building a house that does not fit how you live. Pay for the option that gets the layout right.
Question 5: Do You Need to See Options Before You Commit?
Some people can read a floor plan and picture every room. Others need to see it and compare it to other layouts and options. With build-ready plans you can see renderings on the website so you know what you are getting, but you only see one option that is the final design. With a custom design, your designer can walk you through different options, styles, and you review the concept design before any construction drawings are made.
