How to Read a House Plan Before You Buy It

You have three plans open in three browser tabs. They all have the bedroom count you want, the photos look great, and the prices are close. But when you click into the floor plan, it is a grid of lines, numbers and abbreviations, and you are not sure what you are actually comparing.

That is the moment most people guess. They pick the one with the prettiest rendering and hope the rest works out.

You do not have to guess. A house plan follows a predictable structure, and once you know what each page is telling you, you can spot a good fit (or a problem) in about ten minutes.

Start With the Numbers at the Top

Before you look at a single room, read the plan's summary: bedrooms, bathrooms, heated square footage, stories and garage size. These five numbers tell you whether the plan belongs on your list at all.

Pay the closest attention to square footage. The headline number on most plans is heated square footage, the conditioned living space. It does not include the garage, covered porches or unfinished storage. Those areas still have to be built, and they show up in your builder's quote. If you have not read it yet, Heated Square Footage vs. Total Square Footage: Why Your Builder Quote Might Be Wrong walks through exactly how that gap affects your budget.

Here is a real example. Plan No. 1022 is a one-story traditional home with 3 bedrooms, 2 bathrooms and 1,783 heated square feet, plus a 2-car garage and covered porches. The garage is 565 sq ft and porches 299 sq ft meaning there is 2,647 sq ft under roof. The house your builder prices is far larger than the 1,783 on the listing.

Read the Floor Plan Like You Live There

The dimensioned floor plan is the page you will spend the most time on. Instead of scanning it as a whole, walk through it the way you would on a normal day.

  1. Come home. Where do you enter from the garage? On Plan No. 1022, a mudroom and walk-in pantry sit along that path, so groceries and backpacks have a place to land. If a plan drops you straight into the living room, picture that every day.
  2. Cook dinner. Can you see the living area from the kitchen? Is there counter space next to the fridge and the range?
  3. Go to bed. How far is the primary suite from the kids' rooms? Some families want them close. Others want a full wing of separation.
  4. Do laundry. Count the steps from the bedrooms to the washer.

Then check the room dimensions. They are written as width by depth (12'-0" x 14'-0" means 12 feet by 14 feet). Measure a room in your current house and compare. A number on paper means far more once you know what 12 feet feels like.

Look at the Exterior Elevations

Elevations are flat drawings of each side of the house: front, rear, left and right. They show roof pitch, window sizes, porch depth and exterior materials.

Two things to check here. First, look at all four sides, not just the front. The side that faces the street on your lot may not be the "front" on the plan. Second, look at window placement on the side that will face west. In Texas, a wall of west-facing glass means a hot afternoon living room for most of the year.

Know What Else Is in the Set

A complete construction drawing set from Texas House Plans includes:

  • Foundation and plumbing layout plan
  • Dimensioned floor plan
  • Roof plan
  • Exterior elevations
  • Sections and details
  • Door and window schedule
  • Lighting and power plan

And What Is Not

Just as important is what a house plan does not include. Surveys and engineering are not part of the set. Your builder or an engineer handles structural foundation design for your soil, and a surveyor confirms your property lines. Build-ready plans also do not include a site plan, because the plan has not been placed on your lot yet. If you are not sure a plan will fit, How to Know If a House Plan Will Fit Your Lot covers the setbacks and width checks to run first.

Plans reference current national codes (the 2024 IRC and related codes), and your builder confirms which codes your city has adopted. If you are building inside city limits, a quick call to the permit office before you buy is never wasted.

When the Plan Is Close but Not Quite Right

Maybe the layout is perfect but you need a third garage bay, or a wider pantry. That is what customization is for. Texas House Plans quotes customization per request, and changes are typically completed in 5 to 7 business days. Read the plan first, list what you would change, and ask before you rule a plan out.

Frequently Asked Questions

What should I look at first on a house plan?

Start with the summary numbers: bedrooms, bathrooms, heated square footage, stories and garage size. If those do not fit your needs and budget, the rest of the plan does not matter.

What do the numbers in a room on a floor plan mean?

They are the room's width by depth, in feet and inches. A room marked 12'-0" x 14'-0" is 12 feet wide and 14 feet deep.

What is an elevation on a house plan?

An elevation is a flat drawing of one side of the house showing the roof, windows, doors and exterior materials. Plans usually include front, rear and both side elevations.

Does a house plan include a site plan?

Build-ready plans do not include a site plan, because the plan has not been placed on your specific lot. Your builder or surveyor places the house on your property. Site Plans are included with our Custom Design Services, or can be added on to a build-ready plan by request.

Are engineering and a survey included in a house plan?

No. Structural engineering for your soil and a property survey are separate services. Ask your builder who provides them in your area.

Can I make changes to a house plan after I buy it?

Yes. Texas House Plans offers customization of build-ready plans, quoted per request and typically completed in 5 to 7 business days.
